A
building permit was issued to “P. Buddy and Son” in 1897 to renovate a brick
Italianate home built c. 1883 in Smith’s Addition on Block 26 – South 40 feet
of Lot 8 and 140 feet deep. Later the same year a permit was issued to build a
shed for $175. In 1910 only produce store owner Charles Allen Buddy and wife,
Annie Farrell Buddy lived here.
After Charles graduated from Christian Brothers College in 1873 he went to
work for Bailey, Townsend & Company Dry Goods Store. Three years later he was
employed by Obe Craig & Co, followed by several months working as a clerk for
the St. Louis, Kansas City, and Northern Railroad. Charles meets Michael J.
Sheridan and opens the Sheridan & Buddy Grocery store in the 300 block of
Edmond. In 1883 Mr. Buddy opened his own wholesale fruit and produce business
at 108 N. 2nd.
Nonagenarian and local historian Mary Hillix remembers the family. She says
that Charles’ and brother Philip P’s grandfather, and Phillip Buddy’s father
was a Catholic priest at St. Joseph’s Cathedral who traveled to California
where he became a Bishop in the church.
She also recalls a family tragedy. As the story goes, Dr. Dundurant, his
wife, Eliza Buddy Dundurant, and their two children – a boy and a girl, were
out on a Sunday drive along River Road in the mid- 1920s when the car slipped
off the road and into the brackish water of the Mighty Missouri. The family
was trapped inside as the car slowly sank. Eliza tried desperately to save her
family. As she held her daughter’s head above the rising water she fought to
unpin her husband. Help arrived and pulled the family to shore. Alas, their
two year old son had drowned.
The next permit was issued to Dr. L. J. Dundurant on 06/27/1912. And again
on 10/11/1929 Charles Buddy was issued a permit to remodel the property.
City directories in 1932 list Harry & Rosa Reshin and Rabbi of the B’Nai
Yaakuv Temple Reuben & Ester Agranoff as living in the home. In 1935 Annie
Buddy had returned to the family home.
In 1939 Captain of the Detectives for the St Joseph Police Department
Burton T. Andrews and his wife Bessie bought the home and shared space with
their daughter Ruby and her new husband William Rynearson – a ‘Finisher’ for
Strathman Studios, along with renting a room to Lloyd Sweat – a salesman for
the Continental Baking Company.
In 1945 the property became known locally as the Kathryn Ann Apartments and
City Directories show the first renters as Apt #1 - Loyd Hamer, #2 – Howard
Decker, and #3 – a Virginia Pace.
The last permit issued was on 12/12/1950 to Virginia Pace who also
remodeled the home.
Outstanding 2-story, 3-unit, great investment property located on a corner
lot with plenty of on street parking in the downtown historic district of St.
Joseph within walking distance of museums. 1 unit on main floor recently
refurbished and is currently occupied. The original front and back parlors
have hardwood floors, faux grained pocket doors, and generous wood crown
